Every Client is Unique

With each new client comes new challenges and opportunities, no two are alike and neither is the solution. By understanding the situation, timing and property for each case we develop a strategic plan of approach to resolve a client's problem.

New Construction / Office 

This client was in the process of building a $4,600,000 medical office building. They understood that the potential for a large tax bill was very likely. The construction project was going to take 12 – 18 months, and span over two tax years. We considered value based on the income potential of the property and analyzed market data for sales of similar medical space in the market. We presented our information to the assessor and were successful agreeing that a market value of $3,180,000 was more uniform than the actual cost to build the property. Furthermore, since the property was only partially complete on tax day (December 31) of the first year of construction, the assessor agreed to keep the value very low through project completion and stabilization. If a property isn’t provided value to the owner through occupancy or income, the assessment value should reflect that.

Retail / Auto Dealership

Auto Dealerships need a large space dedicated to showrooms and service / repair. These properties can be very difficult to value since it’s typically very nice in quality, but the use is limited to car sales and repair. Maple Hill Auto Group felt their taxes were too high, and they were entering into a renovation cycle, which is a great time to discuss value with an assessor. Our firm successfully reduced the current property taxes, a large tax savings in the form of a refund check for over payment, as well as negotiate a fair value for the value being added due to renovations. The annual tax savings were over $50,000 per year and will be locked in for years to come.
